Hedonic Price Models and Geographical Information System (GIS) for Mass Land Valuation in Bangkok Metropolis

The overall aim of my research is to compare econometric models with traditional methods for land valuation and to evaluate the utility of Geographical Information System (GIS) for mass valuation in Thailand. The objectives for this study include: comparing the benefits of modern technology and methodology with traditional valuation methods in terms of reliability and accuracy; investigating the application of geographical information systems (GIS) and mass appraisal  methodologies for property taxation and other public purposes, such as property transaction and land acquisition for public infrastructure; identifying attributes such as physical characteristics, accessibility, environment, and neighbourhood affecting the values of particular types of properties; eliminating or at least mitigating subjective influences from traditional or human methods that might be the cause of public conflict and argument, at the same time supporting the taxation principle in terms of equity and fairness together with transparency in public valuation procedure. The methods applied are hedonic models, based on econometric analysis models (e.g. linear and log-linear models) for land valuation, and GIS models such as spatial analysis models, TIN and surface analysis models. The empirical work focused on two study areas within the Bangkok metropolis.
